Ask the contractor who is providing the estimate if they have:

1.  Contractors Dwelling License

Requires contractor to have proof of insurance. If contractor does not have a dwelling license, he may have given you a fake certificate of insurance. This license requires the contractor to take a test of approximately 600 questions. The test helps to verify the contractor is knowledgeable in his trade. G & K Contractors Dwelling License is #12240. Your contractor should have his license in his wallet.

2.  Contractors Qualifier License

This license demonstrates on going education in the trades for the contractor. The license must be renewed every two years.  G & K’s Contractors Qualifier License is #12241.

3.  Liability Insurance

Your contractor can acquire liability insurance as low as $300,000 in coverage. However, most licensed contractors’ will carry $1,000,000 or $2,000,000 in coverage. Ask your contractor to have his insurance agent send you a Certificate of Liability Insurance. G & K carries $1,000,000 Liability Insurance.

4.  Workers’ Compensation Insurance

Your contractor should have a workers compensation policy. Your contractor may tell you he is self-employed and he is not required to have workers compensation on himself. That is true, but if he becomes injured the state will view you as the general contractor and our contractor as subcontractor. 5.  Warranties

Is the contractor offering to simply repair his faulty workmanship or is he offering to refund the money for the workmanship plus perform the repair. Ask for details.
